Prior to Garigal's conception in 2003, very few ‘sustainable’ office buildings existed in Australia; Melbourne had ‘60L’
while in Sydney ‘30 The Bond’ was nearing completion.
But as neither were strata-titled Garigal's design team had
to develop their sustainability principles from the ground-up.
And, unlike in single-owner buildings, their planning would
have to allow for the customised fit-out individual owners and tenants might add.
Acknowledging the many difficult design hurdles, David Hawes (principle of Garigal’s developer Glenside Group) bolstered his team with the services of renowned ‘sustainability coach’
Michael Mobbs.
Fortuitously, they could benchmark new concepts against
two conventional strata office buildings they'd built previously
in Austlink Business Park; scrutinising any intended eco-
sustainable features on a ‘cost vs benefit’ analysis to
ensure their ESD-expenditure was optimised.
