design team has ensured it needs much less energy
than comparable buildings.
With considerably lower operating costs due to using the latest lighting, cooling and ventilating technologies, Garigal makes
very good business sense.
And by minimising their green house gas emissions occupants are acting as truly responsible corporate citizens.
Key features
Internal fluorescent lighting Offices and common-areas are
lit by triphosphor tubes (with electronic ballast) which are 30%
more efficient than standard fluorescent fittings. They also have
a longer life which results in lower tube replacement and maintenance costs.
Lighting controls Unlike many buildings, Garigal’s common-
area lighting is controlled to minimise its running time and
energy usage. Timers, movement and photo-electric light
sensors ensure car park, bathroom and corridor lights are
not left blazing away needlessly.
Air conditioning and natural ventilation By avoiding the
process of pumping massive amounts of artificial ventilation
into common- areas Garigal uses considerably less energy
than conventional buildings.
This efficiency provides substantial savings in operating
costs for occupants with each unit having its own inverter
air conditioning system with individual controls and metering
(the ventilation system is detailed further in the AIR section).
Lifts Garigal has gearless traction lifts which use less power than the hydraulic lifts common in other projects. Quieter in operation, they provide a smoother ride and their internal
lighting is activated only upon the opening of the doors.
Hot water Hot water is piped to the common-area bathrooms from two solar-powered, hot water storage units located on the roof of the building.

Occupant fit-out
By its very definition a strata office building affords individual owners complete choice on the fitting out of their office units.
Glenside Group has provided for the minimisation of energy consumption by installing efficient lighting, air conditioning
and natural ventilation. Individual unit owners have control
as to how they incorporate and maintain these savings.
To encourage unit owners to do this, Glenside Group has
made a unique rebate offer. Purchasers of each unit will
receive $1,000 per unit for invoiced-expenditure on energy
saving initiatives such as lighting sensors, a 4 star or higher
rated refrigerator, ceiling fans or other approved energy
saving devices.
